Pre-Listing Inspections… Why?
1. Increased Buyer Confidence = Increased Offers at Higher Prices $$$
Rather than buyers attempting to adjust their offer to hedge against unknown costs and going against their better judgment to not have an inspection, a pre-listing inspection from HomeSight Inspections will encourage buyers to come with their best offer!
2. Allows you to Address Issues on YOur Terms
When you are informed prior to listing you’ll get to make the decisions to cure or not. If improvements are to be made, you choose how the improvement will be done and who will do it.
3. Prevents Renegotiations
By having your home pre-inspected you greatly reduce the possibilities of price reductions if you accept an offer with an inspection contingency as pre-inspected homes have been priced accordingly.
4. Reduction of Liability and Headaches After Closing
Pre-inspections can help reduce liability too. Ask your Realtor if they've yet experienced any negative effects from uninformed buyers who have waived their inspections?
Not sure you want a report?
It’s up to you. We start with a verbal consultation before writing up a full inspection report and you can decide if, for any reason, you do or do not want a written report.
How does it WOrk?
First We Perform an Inspection - We will perform the same inspection that we would for a buyer’s inspection. HomeSight is known by many for being one of the most though inspections companies in the area. When your buyer’s agent sees HomeSight on the report they know it was done well and can be trusted.
Next the Consultation - This is a verbal review of any significant issues where we can help you determine what approach to take with the information provided.
Finally the Written Report - The same report that we would provide for a buyer will be delivered to you with in 24 hours.
What's Optional?
Re-Inspections/Report Modifications
You may choose to have an additional re-inspection performed if you chose to make improvements to those issues removed from the report.
Add-On Services
Radon Testing, Sewer Inspections, Chimney Inspections, Moisture Testing, Stucco Testing are all additional service we offer. Most of our buyers choose to have radon and sewer inspections. The more information you provide the buyers the more confidence they will have.
Report Review and Walkthrough Service
If the report is used for marketing purposes to the potential buyers we highly recommend encouraging the buyer to hire us for the report review. This gives your buyer a chance to ask any questions they may have from the inspection report where we go over general maintenance tips and get them familiar with their new home. Your buyer than gets all the benefits of having a buyer’s inspection without re-inspecting the house and they receive all the perks of becoming clients of HomeSight Inspections themselves. This service can also be done before or after the buyer's offer has been made or accepted.
Discounted TISH Inspections
If your home is located in a City that requires a Truth and Sale of Housing Inspection we have partnered with various providers to provide discounted inspections when coupled with our pre-listing service. By pre-inspecting prior to your city inspection we can help eliminate costly re-inspections and provide you the opportunity to repair required items on your own terms by eliminating issues prior to your TISH evaluation.
